1. About this site
EPC Register UK (this site) is a reading layer over the public UK Energy Performance Certificate data, operated by Digital Signet. We are not the Department for Levelling Up, Housing and Communities. The authoritative UK EPC record is at find-energy-certificate.service.gov.uk.
Where there is any conflict between information shown on this site and the official record at DLUHC, the official record prevails.
2. Permitted use
You may:
- Browse, search, and view information on this site without charge
- Link to any page on this site
- Quote and excerpt information shown on this site provided you credit the Department for Levelling Up, Housing and Communities under the Open Government Licence v3.0 and link back to the original source
- Download data via the export tools provided, subject to the terms of those tools
You may not:
- Use this site for any purpose that breaches UK law
- Use automated scraping, crawling, or robots to systematically harvest data from this site outside of the export tools provided. If you need bulk data, fetch it directly from the EPC Open Data API (epc.opendatacommunities.org) under the same Open Government Licence we use.
- Resell or republish significant portions of the data as if it were your own dataset
- Use the site or its data to identify, contact, harass, or profile occupants of a specific property
3. No advice, no warranty
This site is provided “as is” and “as available”. We do not warrant that the information is accurate, complete, up to date, or fit for any particular purpose. The Department for Levelling Up, Housing and Communities publishes EPC data as filed by accredited assessors; certificates may be lodged years before our refresh cadence picks them up, and a property's actual current condition may differ from its certificate of record.
An EPC is a snapshot of energy efficiency on the date of inspection. It is not a guarantee that the property will continue to perform at that level, and it is not a substitute for a survey, valuation, or any other professional advice.
4. Limitation of liability
To the maximum extent permitted by law, Digital Signet, its operators, employees, and contractors are not liable for any loss or damage, direct or indirect, arising from your use of this site or reliance on information shown here, including but not limited to lost profit, lost opportunity, business interruption, or reputational harm.
Nothing in these terms limits liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any liability that cannot lawfully be excluded under UK law.
5. Intellectual property
The underlying EPC data is published by the Department for Levelling Up, Housing and Communities under the Open Government Licence v3.0. You may re-use it under that licence. Crown copyright applies to the data itself.
The site's code, design, written editorial content (eg the explainers at /about and /methodology), data visualisations, derived statistics (eg the rankings on /notable), and brand are © Digital Signet. You may quote and reference with attribution, but you may not republish them wholesale or pass them off as your own.
6. Trademarks and affiliation
We are not affiliated with, endorsed by, or otherwise connected to the Department for Levelling Up, Housing and Communities, any UK local authority, His Majesty's Government, or any property appearing on the register.

We may change these terms from time to time. The “last updated” date at the top of this page will change accordingly.
9. Governing law
These terms are governed by the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction over any dispute arising from these terms or your use of this site.
